Services

Appraisal and valuation work for the moments that carry real weight.

Most of our work is private, non-lender assignments: estates, trusts, divorce, litigation and pricing. Lender assignments are welcome too.

Appraisal products

Pick the scope that fits the question.

Not every assignment needs the appraiser walking every room. The right product depends on who will rely on the report, what they need it for, and how much is already known about the house. If you are not sure, tell us the purpose and we will recommend one.

Market Intelligence Report

Appraisal-grade research, far deeper than a CMA.

We study the market trends, the neighborhood and the street, then measure what each feature is worth in your market: pool, story count, location, bedrooms, bathrooms, square footage, lot size and more. You get a plain-language report anyone can read, plus an evidence file with every sale and measurement behind the research, yours to share with an appraiser if you choose.

  • Best for: agents pricing a listing or preparing for the appraisal, homeowners getting ready for an appraisal, buyers checking a price
  • Site visit: none. You tell us about the home

Desktop / Hybrid Appraisal

A full appraisal, with no one coming to the house.

You tell us what you know about the property: its size, updates, and the pros and cons you are aware of. Send photos if you have them. We pair that with public records, listing history and the sales in the market, then use our technology and proven methods to measure what buyers are paying for. Nobody needs to be home, nothing needs to be cleaned, and the work can start right away. The report states the information it relies on, so every reader knows what the value is built on.

  • Best for: estates and trusts, pre-listing pricing, buyouts, planning, past dates when the house has since changed or sold
  • Site visit: none. You supply the details and photos

Desktop Review

A second opinion on an appraisal you already have.

We review another appraiser's report and check every conclusion against the evidence, in either direction. Findings that lowered the value without support are listed one by one, each backed with paired sales by address, and every other error is listed separately. Our fee does not depend on the result. You get a clear answer on whether the report holds up, and what you need for a reconsideration of value or a negotiation if it does not.

  • Best for: an appraisal you have questions about, reconsideration of value requests, and attorneys checking the other side's report
  • Site visit: none. The review covers the report and the market

Full Inspection Appraisal

Inside and out, by the appraiser.

The house is measured, every main room is photographed, and condition is rated in person. This is the most complete scope and the standard for disputes, litigation and court work.

  • Best for: divorce and litigation, contested estates, unique or complex homes, most lender loans
  • Inside the house seen: yes, in person

Drive-by

Exterior Inspection Appraisal

The outside, from the street.

The appraiser views the exterior and the neighborhood, then relies on records, listing data and disclosures for the interior. Useful when interior access is difficult or not needed.

  • Best for: lender refinances and private money loans that allow it, occupied homes where access is limited
  • Inside the house seen: no, interior is assumed from records

How our reports are different

Narrative reports that show the work.

A bank refinance uses a standard form with small boxes. Most of our private work is written as a narrative report instead, so nothing has to be squeezed into a box. That gives us room to walk you through the house, the comparable sales and the conclusion, with the evidence that supports every step.

It is an evidence-based approach that blends data science with human insight. Anthony has been teaching and doing it for almost two decades, long before AI.

INo "trust me." We do not lean on "in my opinion" or "in my experience." Each conclusion shows how we found it.
IIThe property, explained. What was observed, measured and rated, and why it matters to value.
IIIEvery comparable, walked through. Why it was chosen, how it differs, and what each adjustment is based on.
IVThe evidence at the back. The supporting data for the conclusion is laid out at the end of the report so anyone can check it.
VBuilt for high stakes. When families, attorneys or courts are on opposite sides, everyone can follow the same numbers.

Common questions

Not sure which one you need?

Ask Anthony
Can you value a property as of a past date?

Yes. Retrospective values for a date of death, separation or other past date are a core part of our practice.

Is a hybrid appraisal the same as a desktop appraisal?

Here, yes. Both mean no site visit. You give us what you know about the house and any photos, and we build a full appraisal from that, the records and the market, with comparable sales and a signed conclusion.

What is a desktop review?

A second opinion on an appraisal someone else wrote. We check its conclusions against the evidence and tell you plainly whether it holds up, with named sales behind every finding.

Can a desktop appraisal be used for an estate or a divorce?

Sometimes. It depends on who will rely on the report and what they need. Tell us the intended use and the intended users, and we will tell you whether a desktop fits or a site visit is the safer choice.

How fast can I get a report?

Timing depends on the property and the scope. You get the timeline with your quote, and rush service can be requested.

What does an appraisal cost?

Fees depend on the property, purpose and scope. Send the details and we will reply with a quote.

Do you work with lenders?

Yes, including private money, refinance, construction and after-repair value assignments.
