Alameda County questions

Common questions, answered.

Ask Anthony
Do you appraise homes in Oakland, Berkeley and the rest of Alameda County?

Yes. Anthony Young appraises homes across Alameda County, including Oakland, Berkeley, Fremont, Hayward, Pleasanton, Livermore, Dublin, San Leandro, Alameda, Union City and Castro Valley. Desktop appraisals, reviews and Market Intelligence reports need no site visit. When an inspection is needed, it is scheduled with your quote.

Do I need a date-of-death appraisal for an inherited house in Alameda County?

Usually it is your best proof. An inherited house generally takes a new tax basis equal to its fair market value on the date of death, and a date-of-death appraisal documents that value for the trust, the CPA and any later sale. In a court probate, the probate referee values the house for the court inventory. Families and attorneys still hire a private appraiser for tax basis, a buyout or a dispute.

Can you value a Alameda County home as of a past date?

Yes. Retrospective values for a date of death, a date of separation or another past date are a core part of the practice. The value is built from the sales and market trend that existed on that date.

Can you appraise a Alameda County home without visiting it?

Yes, when the purpose allows it. A desktop appraisal uses what you know about the house, any photos you have, public records, listing history and the sales in the market. Tell us who will rely on the report and we will say whether a desktop fits or a site visit is the safer choice.

How do I check your California appraiser license?
